Construction prices grow 0.56% in February

Released today (11) by the IBGE, the National Index of Civil Construction (Sinapi) rose 0.56% in February, 0.16 percentage points (p.p.) below the January´s rate, which was 0.72%. Therefore, the cumulative index in the two months of 2022 is 1.28%. The cumulative index over the last 12 months was 16.28%, below the rate of 17.17% recorded in the 12 immediately previous months. The index was 1.33% in February last year.
“The February´s rate shows that the segment of civil construction is resuming rates closer to the pre-pandemic period, after a period of atypical rises. It happens since the second semester of 2021,” states Augusto Oliveira, manager of the survey. The national cost of construction by square meter was R$1,533.96 in February, being R$922.86 relative to materials and R$611.10, to workforce.
“After registering a lower rate in January, the result of the parcel of materials grew in February, influencing the Sinapi,” explains Oliveira. The parcel of materials rose 0.77% or 0.14 p.p. over January (0.63%). Compared with February 2021 (2.35%), it dropped 1.58 p.p.
The rate was 0.23% in the case of costs of workforce, falling 0.64 p.p. in relation to January (0.87%). It increased 0.21 p.p. in the comparison with February a year ago (0.02%).
In the cumulative indicator in the first two months of 2022, the parcel of materials increased 1.40%, whereas that of workforce rose 1.10%. Considering the results of the last 12 months, the index is 23.29% for materials and 7.10% for workforce.
Amapá has the highest rise, followed by Sergipe
Amapá was the Federation Unit with the highest rise in the state division. That state registered a rise in the parcel of materials and an adjustment in the professional categories, closing the month with an increase of 4.91% in the cost of civil construction.
Sergipe ranked in the second position, with 1.31%. The northeastern state recorded a rise in salaries and individual agreements in some enterprises, which managed to adopt new minimum wages. “Yet, an agreement between the civil construction union and the workers´ union was not approved. Therefore, it did not hit the entire sample of Sergipe,” highlights the analyst.
In regional terms, the highest rise was registered in the North (0.74%), for which Amapá and an increase in the parcel of materials in five states contributed. The other regions recorded the following figures: 0.56% (Northeast), 0.53% (Southeast), 0.53% (South) and 0.52% (Central-West).
In terms of regional costs per square meter, the South ranked in the first position (R$1,608.41), followed by the Southeast (R$1,588.16) and North (R$1,536.33). Central-West (R$1,523.16) and Northeast (R$1,441.22) completed the list.
