Construction costs grow 0.72% in January, with lower pressure from materials

The National Index of Civil Construction (Sinapi), releases toady (Feb 9) by the IBGE, increased 0.72% in January, 0.20 percentage points above the rate of December 2021 (0.52%). It was the lowest index since August 2021. The cumulative index over the last 12 months was 17.17%, below the rate of 18,65% recorded over the 12 months prior to that period. In January, the index was 1.99%.
“The beginning of 2022 was marked by a lower pressure from price rises. January is the third month in a row in which the share of material exerts a lower pressure in the monthly change. In November, the share of materials had a high of 1.66%, in December, of 0.76% and in January, of 0.63%. As to workforce, apart from the collective work agreement in Alagoas, Tocantins and Piauí, January has as a trend the impact of the rise of the national minimum wages in the non-qualified categories, whose salary is very similar to that value. People working as assistants at construction sites have salary increase not related to collective bargaining, but to the need to adapt to the new national mw, which increased by 10.2%”, analyzes the Sinapi manager.
Having closed at R$ 1,514.52 in January, the national cost of construction per square meter changed to R$ 1,525.48 in January, of which R$ 915,79 were relative to materials and R$ 609.69 to workforce.
The share of materials changed 0.63%, a drop of 0.13 percentage points (pp) over the preceding month (0.76%). Compared to January 2021 (2.96%), the decrease is more significant, 2.33 pp.
“The inflation of materials is decelerating and we are even seeing deflation in certain products, as those of the steel segment”, completes Mr. Oliveira.
The share relative to workforce, with a 0.87% rate and collective agreement above the increase of the national minimum wages, had a greater contribution to the aggregated index, it increased 0.72 pp in relation to December 2021 (0.15%). Against January last year (0.78%), the decrease is of 0.99 pp.
In 12 months, the cumulative indices stood at 25.22% (materials) and 6.87% (workforce).
North Region posts the highest rise
With highs in the share of materials in all states and increases in the professional categories in Tocantins, the North Region stood with the highest regional change in January: 1.24%.
The other regions recorded the following figures: 1.05% (Northeast), 0.48% (Southeast), 0.32% (South) and 0.79% (Central-West).
The regional costs, per square meter, were: R$ 1.525,10 (North); R$ 1.433,20 (Northeast); R$ 1.579,80 (Southeast); R$ 1.599,93 (South) and R$ 1.515,22 (Central-West).
Highest increase of the month took place in Alagoas
Among the states, Alagoas was the one with the highest monthly change, 4.30%, due to the rise in the share of materials and collective bargaining registered in the professional categories. Other highlights were Tocantins and Piauí, with 4.14% and 3.34%, respectively.
