With a rise in material and workforce, construction prices change 0.40% in July

Released today (9) by the IBGE, the National Index of Civil Construction (SINAPI) changed 0.40% in July. The rate is 0.16 percentage points (p.p.) lower than the index registered in June (0.56%). In the year, Sinapi rose 1.97%. On the other hand, the cumulative index over the last 12 months was 2.66%, a result above the rate of 2.49% registered in the immediately previous 12 months. The index had been 0.23% in July 2023.

The national cost of construction, per square meter, which was R$1,748.99 in June, changed to R$1,756.01 in July, of which R$1,009.31 were relative to material and R$746.70, to workforce.

"The share of material recorded a significant rise, hitting several states. At the same time, even with lower values, a number of collective work agreements impacted the aggregate index," explains Augusto Oliveira, manager of the survey.

The share of material changed 0.30%, a significant rise both in relation to the previous month (-0.05%) and in relation to the result of July 2023 (0.01%), from 0.35 to 0.29 p.p., respectively. "This rate corresponds to the highest one reported since October 2022 in this segment," highlights the researcher.

Having registered 0.53%, workforce dropped in relation to June (1.40%), 0.87 p.p.., impacted by the smaller number of collective work agreements than in the previous month. The index remained stable compared with July 2023 (0.53%).

The cumulative index in the year for material was 0.75% and, the cumulative index in 12 months, 0.76%. In terms of workforce, the cumulative rate between January and July 2024 is 5.35%, whereas the cumulative index in 12 months is 3.65%.

Rio de Janeiro records highest rise in July

With rises in the professional categories, Rio de Janeiro was the state with the highest rate in July (1.61%). “Besides Rio de Janeiro, three other states registered collective work agreements: Ceará, Tocantins and Santa Catarina, though with a lower impact,” completes Oliveira.

Northeast records the highest monthly change in July among the regions

The Northeast Region, with rises in all the states, reported the highest regional change in July (0.60%). The other regions showed the following results: 0.24% (North), 0.45% (Southeast), 0.09% (South) and 0.20% (Central-West).

Sinapi, a joint production of IBGE and Caixa, aims at producing monthly series of costs for the housing sector, and monthly series of median wages for workforce and median prices for materials, construction machinery and equipment and services for the basic sanitation, infrastructure and housing sectors.

Sinapi statistics are fundamental in investment programming, especially for the public sector. Prices and costs support the preparation, analysis and assessment of budgets, while indices enable the updating of expense values ​​in contracts and budgets.
