Construction prices grow 0.99% in March

The National Index Civil Construction (Sinapi), released today (April 08) by the IBGE, rose 0.99% in March, an increase of 0.43 percentage points in relation to February. The cumulative index in the first quarter of 2022 was 2.69%, and in the last 12 months, the rise was 15.75%, a result below the 16.28% recorded in the previous 12 months.  The index was 1.45% in March last year.

The national cost of construction by square meter was R$ 1.549,07 in March, being R$ 927.28 relative to materials and R$ 621.79, to workforce. In February, it had closed at R$ 1,533.96.

“One of the highlights this month is the change in the share of materials, which has been recording deceleration throughout 2022 and records the lowest change since July 2020”, says Augusto Oliveira, Sinapi manager.

In March, the share of materials changed 0.48%, a drop of 0.29 percentage points (pp) over the preceding month (0.77%). “This is the lowest index seen since July 2020. Compared to March 2021 (2.20%), there was a significant drop of 1.72 percentage points”, the manager analyzes.

On the other hand, the share of workforce drove the high of the index in March. With an increase of 1.75%, the index was 1.52 pp. above February (0.23%) and 1.28 pp. above March 2021 (0.47%). "This increase is due to readjustments captured in a portion of the categories and collective agreements that are being practiced", explains Augusto.

Mato Grosso has the highest increase, followed by Minas Gerais

Mato Grosso was the Federation Unit with the highest increase in the state, 4.14%, followed by Minas Gerais, with 3.84%. “The two biggest increases among the states were due, precisely, to the highs in the professional categories”, explains the manager.

In regional terms, the biggest increase was in the Central-West (1.69%), with an increase observed in the share of materials in all states, and rises captured in Mato Grosso and Goiás. The other regions recorded the following figures: 0.96% (North), 0.82% (Northeast), 1.14% (Southeast) and 0.40% (South).

In terms of regional costs per square meter, the South ranked in the first position (R$1,614.83), followed by the Southeast (R$1,606.30) and North (R$ 1,551.07), Central-West (R$ 1,548.88) and Northeast (R$ 1,453.09).
