Construction prices grow 1.48% in July, third highest rate in the year

Released today (9) by the IBGE, the National Index of Civil Construction (Sinapi) rose 1.48% in July, 0.17 percentage points (p.p.) below the June´s rate, which was 1.65%. As a result, the cumulative index between January and July closed at 9.11%. The cumulative index over the last 12 months was 14.07%, slightly below the rate of 14.53% recorded over the 12 months prior to that period.
“The second semester began with the third highest index in the year, once again influenced by the rise in the two parcels, material and workforce,” explains Augusto Oliveira, Sinapi´s manager. The national cost of construction by square meter was R$1,652.27 in July, being R$987.88 relative to materials and R$664.39, to workforce. In June, the national cost closed at R$1,628.25.
“The parcel of materials rose in relation to the previous month. It significantly dropped when compared with the index of July 2021,” states Oliveira. The parcel of materials stayed at 1.38%, a rise of 0.19 percentage points (p.p.) in relation to June (1.19%). It dropped 1.50 p.p., considering the index of July 2021 (2.88%).
“Despite the collective work agreements signed in the period, the parcel of workforce changed 1.62% in July, dropping 0.73 percentage points in relation to June,” completes the analyst. It increased 1.10 p.p. over July a year ago (0.52%).
Between January and July 2022, the cumulative indexes closed at 8.56% for materials and at 9.92% for workforce. The cumulative index in 12 months stood at 15.82% and at 11.52%, respectively.
Paraná records highest rise among states
Paraná was the Federation Unit with the highest rise in the state division. With a rise in the parcel of materials and an adjustment in the professional categories, the state registered a monthly change of 5.18%.
“This month, the state of Paraná stood out by recording the highest rate among the states. With Rio Grande do Sul reporting the third highest rate this month, the South Region registered the highest change in July,” stated Oliveira.
The South Region, which also recorded agreements of professional categories in Rio Grande do Sul, registered the highest regional change in July (3.33%). The other regions had the following figures: 0.85% (North), 1.50% (Northeast), 1.05% (Southeast) and 1.24% (Central-West).
The regional costs, per square meter, were: R$1,622.08 (North); R$1,546.52 (Northeast); R$1,723.94 (Southeast); R$1,717.01 (South) and R$1,658.26 (Central-West).

The National System of Costs Survey and Indexes of Construction – SINAPI, a joint production of IBGE and Caixa Econômica Federal – Caixa, aims at producing monthly series of costs for the housing sector, and monthly series of median wages for workforce and median prices for materials, construction machinery and equipment and services for the basic sanitation, infrastructure and housing sectors.
