Construction costs grow 1.01%in October, third lowest rate of the year

The National Civil Construction Index (Sinapi) released today (November 10) by the IBGE rose 1.01% in October. It is the third lowest rate in 2021, 0.13 percentage points above the rate of the previous month (0.88%), which was the lowest of the year, and 0.02 pp above August (0.99%) , the second smallest. In the last 12 months, the rate is 21.22%, slightly below the 22.06% registered in the previous 12 months. From January to October, the result closed at 16.79%. In October 2020, the index had been 1.71%.

"The portion of materials is really responsible for this result, since there is no significant movement in the workforce, with the exception of approved collective agreements", analyzes the manager of Sinapi, Mr. Augusto Oliveira.

The national cost of construction per square meter went from R$1,475.96 in September to R$1,490.88 in October, with R$888.45 relating to materials and R$602.43 to labor force.

The share of materials rose 1.27%, a small increase of 0.06 percentage points compared to the previous month (1.21%). Considering the index of October 2020 (3.17%), the drop was more significant, 1.90 percentage points.

The share of labor, with a rate of 0.64% and a collective agreement signed, increased by 0.24 pp compared to the September index (0.40%). Compared to October 2020 (0.04%), there was an increase of 0.60 pp.

“We are still at a time when the rates of recent months seem low in light of the advance seen since August of last year, but when compared to the time series, they can be considered high”, explains Mr. Oliveira.

The cumulative figures for the year are 25.08% (materials) and 6.42% (labor force), whereas in twelve months they were 33.39% (materials) and 6.88% (labor force), respectively.

Northern region registers greatest monthly change

The North Region, with a significant increase observed in the share of materials in all states, and collective agreement signed in Pará, had the largest regional change in October, 2.57%. Pará was also the state that presented the biggest monthly change, reaching 4.61%.

The other regions presented the following results: 0.67% (Northeast), 1.06% (Southeast), 0.45% (South), and 1.22% (Central-West). Regional costs per square meter were: R$ 1,475.26 (North); R$1,395.40 (Northeast); BRL 1,551.51 (Southeast); R$ 1,572.52 (South) and R$ 1,470.62 (Central-West).
