Construction costs speed up to 1.87% in April

The National Index of Civil Construction (Sinapi), released today (May 11) by the IBGE, rose 1.87% in April compared to March - the third highest rate in the series since the exemption from payroll in July 2013. The rate is driven by the increase in materials, especially in the Northeast region. There was an acceleration of 0.42 percentage points in relation to March (1.45%). In the cumulativ eindex in 12 months, the rate is 16.31%, a result above the 14.46% recorded in the preceding 12 months. The cumulative index from January to April was 6.81%. In April 2020, the index was 0.25%.

The national cost of construction per square meter, which in March had closed at R$ 1,338.35, increased to R$ 1,363.41 in April, R$ 789.10 of which related to materials and R$ 574.31 to labor.

The share of materials registered a change of 3.14% increasing 0.94 percentage points in relation to the previous month (2.20%) and the highest rate of 2021. In relation to April 2020 (0.09) of the share of materials, there was increase of 3.05 percentage points.

"April rate was influenced by the highs especially detected in rebars and wires, steel tubes, electrical conductors and PVC tubes,which exerted great influence on the general index. This group of materials has been recording consecutive highs since January, even though some states did not present significant t increases or have bee kept stable", says Sinapi manager, Mr. Augusto Oliveira.

The labor force share had a lower participation in the general index recording a rate of 0.18%, standing 0.29 pp below march (0.47%). Compared to April of the previous year (0.42%), there was a drop of 0.24 percentage points.

"The share of labor force has only been presenting influence on the index when bargaining agreements are detected. This month, we detected an agreement in Maranhão, which with a lower weight than bigger states, as São Paulo, Minas Gerais, Rio de Janeiro or Bahia, has its influence more restricted to the local index or the regional one". analyzes Mr. Oliveira.

The cumulative indexes of the year are 11.08% (material) and 1,46% (labor force). In 12 months, they recorded 28.41% (material) and 2.99% (labor force).

Northeast region records highest increase

With the high in the share of materials in all states, and the collective agreement registered in the state of Maranhão, the Northeast Region had the greatest regional change in April (2.23%). The other regions presented the following results: 1.49% (North), 1.95% (Southeast), 1.97% (South), and 0.61 (Central-West).

The costs by area, per square meter, were: R$ 1,351.76 (North); R$ 1,293.48 (Northeast); R$ 1,412.62 (Southeast); R$ 1,422.44 (South) and R$ 1,330.39 (Central-West).

Among the states, Minas Gerais (2.85%) had the highest monthly change, with Bahia (2.51%) and Maranhão (2.48%) coming right after. Maranhão had its rate influenced by the high in materials and bargaining agreements with the working categories.
