Construction prices change by 0.23% in July, with an increase in workforce

Released today by the IBGE, the National Index of Civil Construction - SINAPI changed by 0.23% in July. The rate is 0.16 percentage points below the June index (0.39%) and was influenced by the increase in workforce by 0.53%. As a result, the cumulative index of Sinapi in the last 12 months is 3.52%. In July 2022, the index had been 1.48%.

The manager of the survey, Augusto Oliveira, highlights that, despite its effect on the index, workforce fell by 0.83 percentage points from June (1.36%). “That is a result of the reduced number of collective agreements made this month,” the researcher explains. The index dropped by 1.09 percentage points (1.62%) from July 2022.

Materials changed slightly by 0.01%, being very close to stability. The result is 0.29 percentage points above the June rate, when it recorded a decrease of 0.28%. Against July 2022 (1.38%), the decrease reached 1.37 percentage points. According to Mr. Oliveira, “it is a moment of stability in the market, after a period of increase due to the Covid-19 pandemic."

The national cost of construction per square meter, which was R$ 1,706.50 in June, changed to R$ 1,710.37 in July, being R$ 1,001.78 relative to material and R$ 708.59 to workforce.

Rio de Janeiro records main increase and affects index in the Southeast

Rio de Janeiro was the state which recorded the highest rate in July, 2.69%. "There was adjustment in professional categories, with homologation of collective agreements, besides an increase in materials,” the researcher says. The rise in the state had an influence on the index in the Southeast Region, which accounted for the main regional change in July, 0.46%, in spite of the losses observed in Minas Gerais and Espírito Santo, and an increase nearing stability in São Paulo. The remaining Major Regions recorded the following results: North and Northeast with a change of 0.08% each and the South, with 0.18%. The Central West was the only Major Region with a negative result: -0.09%.

The National System of Costs Survey and Indexes of Construction – SINAPI, a joint production of IBGE and Caixa Econômica Federal – Caixa, aims at producing monthly series of costs for the housing sector, and monthly series of median wages for workforce and median prices for materials, construction machinery and equipment and services for the basic sanitation, infrastructure and housing sectors.

SINAPI statistics are fundamental in investment programming, especially for the public sector. Prices and costs support the preparation, analysis and assessment of budgets, while indices enable the updating of expense values in contracts and budgets.
