Construction prices rise 0.58% in August, second lowest rate in the year

The National Index of Civil Construction (Sinapi), released today (9) by the IBGE was 0.58%, with a decrease of 0.90 percentage points from the July rate (1.48%). This was the second lowest index in the year, above the rate of february only. The cumulative index in the last 12 months reached 13.61%, below the rate of 14.07% recorded in the 12 immediately previous months.

From January to August, the cumulative index reached 9.74%. The index of August last year was 0.99%.

“We have observed, in the last three months, deceleration in the two shares of the index: material and workforce,” Augusto Oliveira, manager of Sinapi, explains. This movement, according to the technician, was also registered in the index informed today.

The national cost of construction by square meter was R$1,651.85 in July, being R$994.67 relative to material and R$667.18, to workforce. In June, the national cost closed at R$1,652.27. The share of material changed by 0.69%, and dropped both in relation to the previous month (1.38%) and in relation to August 2021 (1.62%), 0.69 and 0.98 percentage points, respectively. The August rate represents the third lowest index in 2022.

Workforce recorded a rate of 0.42%, having fallen by 1.20 percentage points from July (1.62%), despite the collective agreements established in this period. Compared with August last year (0.08%), the index dropped 0.34 percentage points. Between January and August 2022, the cumulative indexes closed at 9.31% for material and at 10.38% for workforce. In 12 months, the cumulative indices stood at 14.76% (materials) and 11.90% (workforce).

North Region registers highest monthly change

The North Region, with collective agreements established in Rondônia and Amazonas, recorded the highest regional change in August: 1.43 The other Major regions registered the following figures: 0.22% (Northeast), 0.49% (Southeast), 0.72% (South) and 1.08% (Central-West). The regional costs, per square meter, were: R$ 1,645.35 (North); R$ 1,549.97 (Northeast); R$ 1,732.44 (Southeast); R$ 1,729.30 (South) and R$ 1,676.13 (Central-West).

With an increase in material and an adjustment observed in the professional categories, Rondônia was the state with the highest monthly change (5.67%), followed by Amazonas (3.19%), under the same conditions.

The National System of Costs Survey and Indexes of Construction – SINAPI, a joint production of IBGE and Caixa Econômica Federal – Caixa, aims at producing monthly series of costs for the housing sector, and monthly series of median wages for workforce and median prices for materials, construction machinery and equipment and services for the basic sanitation, infrastructure and housing sectors.
